Annandale homes still sold with leverage for sellers
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Many people expected that to cool things off. In Annandale, it did not.
The Real Estate Data Aggregator counted 171 homes sold in ZIP 22003 in the three months ending August 31, 2026. The average sale reached 100.4% of list price. That is up 0.6 points from the same period in 2025. Sellers, on average, got every dollar they asked for and then some.
More than 4 in 10 homes sold above asking
The Real Estate Data Aggregator found that 41.5% of homes in ZIP 22003 sold above list price in the three months ending August 31, 2026. That share rose 6.7 points from a year before. Buyers in Annandale faced firm prices, and many paid more than the asking price to win.
Sales picked up, and so did new listings
The Real Estate Data Aggregator recorded 178 new listings in ZIP 22003 during those three months, up 18.7% from a year before. More homes came to market. More also sold. Pending sales rose 21.5% year over year. Supply stayed at 1.8 months, unchanged from 2025. That is still a very tight market.
Prices rose, though not as fast as Annandale
The Real Estate Data Aggregator put the median sale price in ZIP 22003 at $785,000 for the three months ending August 31, 2026. That is up 3.3% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Annandale outpaced the national number.
Most homes went under contract fast, but not all
The Real Estate Data Aggregator found that 56.3% of Annandale homes went under contract within two weeks of listing in the three months ending August 31, 2026. That share fell 5.2 points from a year before. So more than half of homes moved quickly. A growing share took longer. Not every home sold fast, and that is worth knowing before you price yours.
The median days on market was 30 days, according to the Real Estate Data Aggregator. That is one day shorter than the same period in 2025. Small improvement, but the direction is right for sellers.
Rates are higher nationally, too
Realtor.com reported rates climbed above 7% for the first time since January 2025. Redfin put the weekly average mortgage rate at 7.32% for the four weeks ending October 25, 2026. Redfin also reported the median monthly mortgage payment at $2,786 for that same period. Higher rates are a real cost for buyers. Even so, Annandale's numbers show demand held up.
