The one fact that changes what a homeowner should know: the Real Estate Data Aggregator counted just 15 homes for sale in Fairfax Station (ZIP 22039) in the three months ending August 31, 2026. That is down 31.8% from the same months in 2025. Fewer choices for buyers can still support strong interest when you decide to list.

Nationally, the picture looked very different. Realtor.com reported active listings topped 1.16 million homes for sale across the country in September 2026. Fairfax Station's tight count stands well apart from that national trend.

Sales jumped while supply shrank

The Real Estate Data Aggregator counted 66 homes sold in ZIP 22039 in the three months ending August 31, 2026. That is up 29.4% from the same period a year earlier. More sales with fewer homes available tells you demand held up.

The Real Estate Data Aggregator put months of supply in ZIP 22039 at 0.7 months, down 0.6 months from a year earlier. That is a very thin cushion of inventory. It means the homes that do come to market face a lot of buyers and little competition.

Prices edged up, and most homes sold over asking

The Real Estate Data Aggregator put the median sale price in ZIP 22039 at $1,250,000 for the three months ending August 31, 2026. That is up 2.5% from the same months in 2025. Prices did not leap, but they moved in the right direction.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Fairfax Station's 2.5% gain tracked close to that national pace, even with far less inventory.

The Real Estate Data Aggregator found the average sale price came in at 101.8% of list price in ZIP 22039. That is down just 0.1 points from a year earlier, so sellers were still getting slightly above what they asked. Nearly half of all homes, 45.5%, sold above list price.

Homes moved quickly once listed

The Real Estate Data Aggregator put the median days on market in ZIP 22039 at 34 days. That is 6 days longer than the same period in 2025. Not every home sold fast, but 62.2% of homes went under contract within two weeks of listing. That share is up 4.7 points from a year earlier.

One national headwind worth knowing

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Higher rates can slow buyers down. That makes local supply conditions matter even more. When inventory is this thin, qualified buyers still have to compete.

Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That was across the whole country, not just here. Fairfax Station's 101.8% sale-to-list ratio shows local sellers did not face that same pressure in the three months ending August 31, 2026.

In short
  1. Fairfax Station (ZIP 22039) had just 15 homes for sale, 66 sold, and a median price of $1,250,000, all in the three months ending August 31, 2026. Supply was down sharply.
