More choice is showing up in part of Falls Church
In ZIP 22041, the Real Estate Data Aggregator counted 77 homes for sale in the three months ending August 31, 2026. That is up 97.4% from the same months a year before. For buyers, more supply means more time and more options. For sellers, it means pricing and preparation matter more than they did last year.
That inventory jump did not come with faster sales. The Real Estate Data Aggregator put the median days on market in 22041 at 61 days, which is 16 days longer than a year before. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Those two facts point the same way: buyers in 22041 have room to wait, and overpriced homes are sitting.
ZIP 22041 also saw the median sale price fall to $425,000, down 7.6% from a year before, according to the Real Estate Data Aggregator. Homes sold there dropped 19.7% over the same stretch. More supply, fewer sales, and a lower price: that combination tells sellers in 22041 that the market is asking them to be sharper on price from day one.
Not every ZIP code in Falls Church looks the same
ZIP 22046 tells a different story. The Real Estate Data Aggregator counted only 1.7 months of supply there and a median sale price of $1,187,255, up 21.8% from a year before. Homes sold in a median of 27 days, which is 6 days shorter than last year. Supply there actually fell 11.4%. That is a tighter market inside the same city.
ZIP 22044 sits in the middle. The Real Estate Data Aggregator showed homes for sale up 94.7%, close to the jump in 22041. But 45.7% of homes there went under contract within two weeks of listing, and 32.4% sold above list price. More supply arrived, yet demand held up better than in 22041.
What rates are doing to every buyer's math
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Higher rates slow buyers down and give sellers one more reason to price carefully.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Falls Church is not immune to national trends, but the ZIP codes here are moving in different directions, and that local split matters more than any national average.
- ZIP 22041 has nearly twice the inventory it had a year ago, a lower median price, and homes sitting 61 days on average.
- ZIP 22046 has less supply, a higher price, and homes moving in 27 days.
- One street in Falls Church can read very differently from the ZIP code around it.
