More homes are on the market in Chantilly, but buyers are still moving

The one fact that changes what you should do right now: more homes are competing for the same buyers. The Real Estate Data Aggregator counted 121 homes for sale across Chantilly in the three months ending August 31, 2026. That is up 31.5% from the same months of 2025. More choices for buyers means pricing and preparation matter more for sellers.

Buyers did not pull back. The Real Estate Data Aggregator counted 179 pending sales across both ZIP codes in the same period. That is up 2.3% from a year before. Realtor.com also reported that active listings topped 1.16 million nationally in September 2026, so more supply is a nationwide story, not just a Chantilly one.

The two ZIP codes tell different stories

ZIP 20152 saw the bigger inventory jump. The Real Estate Data Aggregator counted 78 homes for sale there, up 56% from a year ago. In ZIP 20151, the count was 43 homes, up just 2.4%. Those are very different conditions on the same map.

Prices held up, and most homes still sold close to list

In ZIP 20151, the Real Estate Data Aggregator put the median sale price at $684,195, up 1.8% from a year before. In ZIP 20152, the median was $867,750, up 8.5%. Prices did not fall. That said, homes took a little longer. The median in 20151 was 44 days on market, which is 10 days longer than a year ago. ZIP 20152 came in at 35 days, just 1 day longer.

The average sale price as a share of list price was 100.8% in 20151 and 99.8% in 20152, per the Real Estate Data Aggregator. Sellers were still getting very close to, or a little above, what they asked. Not every home sold above list, though. In 20151, 36.5% did, down 4.2 points from a year ago. In 20152, 31.5% did, up 3.8 points.

New listings rose, and buyers kept up

The Real Estate Data Aggregator counted 207 new listings across Chantilly in the three months ending August 31, 2026. That is up 9.5% from the same period in 2025. ZIP 20152 alone added 124 new listings, up 13.8%. Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher rates can slow buyers, yet Chantilly's pending sales still edged up.

Months of supply stayed low in 20151 at 1.4 months, per the Real Estate Data Aggregator. In 20152, it rose to 2.6 months. That is still a limited supply, but it is moving in a different direction than 20151. Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Chantilly sellers who price carefully are still getting strong results. Those who overprice face a longer wait.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Chantilly's 20152 outpaced that at 8.5%. Even 20151's 1.8% gain held positive ground.

In short
  1. Chantilly's inventory rose 31.5% in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Buyers kept moving: pending sales were up 2.3% across both ZIP codes.
  3. Prices grew in both areas.
  4. Homes took a little longer to sell in 20151, but more than 47% of homes there went under contract within two weeks of listing.
  5. The market is not stalled.
  6. It is just asking sellers to be sharper about price and prep.

One more note: the Real Estate Data Aggregator counted that 47.4% of homes in 20151 went under contract within two weeks of listing. In 20152, that share was 50.5%. Half of all homes in 20152 found a buyer in two weeks or less. That is a meaningful signal for sellers who are ready.

These numbers cover whole ZIP codes. One street can read very differently from the ZIP code around it. A cul-de-sac near a school, a townhome row near a commuter route, a single-family block with newer builds: each one has its own pace and price story. The ZIP code average is a starting point, not the final word on your home.
