More listings are giving Arlington buyers a bit more room

The biggest shift in Arlington right now is supply. The Real Estate Data Aggregator counted 572 homes for sale across Arlington in the three months ending August 31, 2026. That is up 21.2% from the same months a year before. Buyers have more to look at. Sellers have more competition.

At the same time, Realtor.com reported that active listings nationally grew to over 1.16 million homes year over year. Arlington is moving with that same tide. More choices for buyers means pricing and preparation matter more for sellers than they did a year ago.

Sales dipped a little. The Real Estate Data Aggregator counted 653 homes sold across Arlington in those same three months, down 4.1% from a year before. Not every home sold fast. But demand did not disappear. Pending sales across Arlington came in at 618, and new listings reached 771, up 13.4% year over year.

Each ZIP code tells a different story

The Arlington-wide numbers are useful, but the ZIP code numbers show just how wide the range is. Some areas are moving fast. Others are sitting longer.

ZIP 22205 stood out. The Real Estate Data Aggregator counted just 18 homes for sale there, down 18.2% from a year before. Homes sold in a median 21 days, 13 days faster than a year ago. Half of all homes sold above list price. That is a very different picture from ZIP 22204, where 130 homes were for sale, up 51.2%, and the median days on market hit 51.

What the wider market adds

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That affects what buyers can afford and how long they take to decide. It also helps explain why some homes are sitting longer even when supply is still fairly tight.

Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. That is a signal worth watching. When more sellers are cutting, it often means the first price was too high.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Prices are still moving up nationally, just more slowly than a few years ago.

CNBC reported that a monthly payment on a 30-year fixed-rate mortgage on a median-priced home took up roughly 33% of a median family's income in 2025. That was 26% in 2022. Affordability is tighter. That is part of why buyers are being more careful.

Prices held up in most of Arlington

Despite more supply, most ZIP codes saw prices hold or rise. ZIP 22207 had a median sale price of $1,570,000, up 8.7% year over year, per the Real Estate Data Aggregator. ZIP 22201 came in at $727,500, up 16.5%. ZIP 22206 dipped slightly, down 0.5% to $592,000. Not every area moved the same way.

Realtor.com reported that the median asking rent in the Washington-Arlington-Alexandria metro area was $2,258 in September 2026, down 1.4% year over year. For some renters, buying still pencils out. For others, the math is harder with rates above 7%.

In short
  1. Arlington has more homes for sale than a year ago, and sales slipped a little.
  2. But demand is still real.
  3. ZIP codes like 22205 and 22207 are moving quickly and closing above list.
  4. Others like 22204 are taking longer.
  5. Pricing right and preparing well matter more now than they did a year ago.
