One part of Arlington is moving much faster than the rest
Realtor.com reported that mortgage rates moved above 7% for the first time since January 2025. That matters for every buyer in Arlington right now. But not every part of Arlington is reading the same story.
ZIP 22205 is in a different market entirely
The Real Estate Data Aggregator counted just 0.9 months of supply in ZIP 22205 for the three months ending August 31, 2026. That is the tightest number in Arlington by a wide margin. Homes there are not sitting.
The Real Estate Data Aggregator found that 70.8% of homes in ZIP 22205 went under contract within two weeks of listing. That share rose 24 points from the same period a year before. Buyers there are deciding fast.
The Real Estate Data Aggregator also showed that the average sale price in ZIP 22205 was 102.6% of list. Half of all homes sold above asking. That is a real signal for sellers pricing a home there.
The rest of Arlington is slower, and that is useful to know too
Across all eight Arlington ZIP codes, the Real Estate Data Aggregator counted 653 homes sold in the three months ending August 31, 2026. That was down 4.1% from the same period a year before. More homes came to market, up 21.2% to 572 available, but fewer sold.
ZIP 22202 had 4.6 months of supply and a median of 50 days on market. That is 17 days longer than the same period a year before. Buyers there have more room to think.
ZIP 22204 had 130 homes for sale, up 51.2% from a year before, according to the Real Estate Data Aggregator. More choices for buyers, but also more competition for sellers.
What the rate picture means for Arlington
Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is a national picture, not Arlington's. But it shows the pressure buyers are feeling above 7%.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Arlington's own numbers vary widely by ZIP, so the national figure is just context.
| 22205 (tightest) | 22202 (most supply) | |
|---|---|---|
| Months of supply | 0.9 | 4.6 |
| Median days on market | 21 | 50 |
| Under contract in 2 weeks | 70.8% | 37% |
| Sold above list price | 50% | 20.9% |
| Median sale price | $1,247,500 | $845,365 |

Realtor.com also reported that median asking rent in the Washington-Arlington-Alexandria metro area was $2,258 in September 2026, down 1.4% year over year. That is worth knowing if you are weighing renting against buying.
