One part of Centreville is moving much faster than the other

Mortgage rates climbed above 7% for the first time since January 2025, Realtor.com reported. That matters everywhere. But inside Centreville, the bigger story is how differently the two ZIP codes are behaving right now.

20120: tight supply, fast contracts, prices above list

For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 145 homes sold in ZIP 20120. That is up 22.9% from the same months of 2025. Supply sat at just 1.4 months. Nearly 3 in 5 homes went under contract within two weeks of listing. Almost half sold above list price.

In 20120, the Real Estate Data Aggregator shows the average home sold at 101% of its list price. That is up 0.8 points from a year before. Buyers in this ZIP are competing. A sharp, well-priced offer matters here.

20121: more homes, more days, more patience needed

ZIP 20121 tells a different story. The Real Estate Data Aggregator counted 69 homes sold there in the same three months, down 18.8% from a year before. Homes for sale jumped 71.4%. Supply rose to 2.1 months. The median home sat on the market 42 days, which is 10 days longer than a year ago.

Prices in 20121 slipped 9.5% from a year before. Not every home sold slowly, and 39.1% still sold above list. But sellers here are facing more competition and more choosy buyers. A careful list price matters more than it did a year ago.

What rates above 7% mean for both sides

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That raises monthly costs for buyers everywhere. Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest since October 2022. Centreville's 20121 is closer to that national mood. ZIP 20120 is bucking it.

CNBC reported that a monthly payment on a median-priced home took up 33% of a median family's income in 2025. That was 26% in 2022. Buyers are stretching further. That makes pricing precision more important for sellers in both ZIPs.

In short
  1. ZIP 20120 is tight: 1.4 months of supply, 59.4% of homes under contract in two weeks, and 46.2% sold above list.
  2. ZIP 20121 has more homes, longer waits, and a median price down 9.5% from a year ago.
  3. One town, two very different markets right now.
  4. One street can read differently from the whole ZIP code.
